  • Location: whether it is renting an office in a Brussels business center or an independent coworking space, the office must be easily accessible;
  • The surface area of the office;
  • Equipment and interior layout: high-speed internet connection, private telephone lines, furniture, computer equipment, air conditioning, heating, relaxation area…;
  • Services offered by the landlord: concierge, secretarial services, etc.

Office lease in Belgium: what you need to know

Generally, there are two types of office leases in Belgium: the office lease (common law lease) and the short-term lease.

Generally, the common law lease is a rental formula suited to liberal professions and non-commercial activities: doctor, accountant, consultant, lawyer, etc. It can also suit commercial activities where public access can only be done after making an appointment in advance.

The duration of an office lease contract is generally set at 3 years. That said, unlike commercial leases, both parties enjoy great contractual freedom and can therefore agree on a short-term office lease.

In principle, an office lease contract can be signed directly between the landlord and the tenant (private lease) or before a notary (notarized lease).
